Buyers
I’m Shonda Oakley, Army veteran, NC Broker #347877 with Olive & Company Realty. I guide buyers in Fayetteville and the Fort Bragg area — first-time buyers, military families and veterans, and folks buying in the next year or two — through the process step by step, in plain language.
Who this page is for
- First-time buyers who want to know what to do now, so it’s calm later.
- Military families and veterans buying near Fort Bragg, including on PCS orders.
- Buyers who are still 1–2 years out and want to get ready the right way.
How buying works, step by step
- Talk it through — what you need, what you can afford, and your timeline. We’ll be straightforward about what’s realistic and what isn’t.
- Search and tour — we’ll look at homes that actually fit, in Fayetteville, Hope Mills, Raeford, Spring Lake, and the surrounding areas.
- Offer — we’ll talk through price, terms, and deadlines together before anything is signed.
- Due diligence — in North Carolina, the offer includes a negotiated due diligence period. That’s your window to get inspections, appraisal, and loan answers, and decide. The length and fee are negotiated in the contract, not set for every deal.
- Close — we’ll walk through the final steps together until the keys are yours.
If you’re using a VA loan
For eligible veterans, service members, and certain surviving spouses, a VA-backed purchase loan can mean no down payment when the price does not exceed the home’s appraised value, and no monthly private mortgage insurance. Eligibility, entitlement, and lender requirements still apply, so we’ll talk through your actual numbers with a lender — no guesswork.
